Palm-lined asphalt boulevard with a fresh yellow center line on a sunny Florida day

Who we are: Tampa FL Asphalt is an asphalt contractor for Tampa and the rest of Hillsborough County. We pave and repave driveways, parking lots and private roads, and we keep existing asphalt going with patching, sealcoating and line striping. Every job is measured in person and priced in writing.

A family company since 1989

The business began in 1989 as a one-truck, one-roller outfit on the east side of Hillsborough County, doing residential driveways. Commercial lots came about a decade later, once the equipment caught up, and sealcoating, crack filling and striping were added after that so a property could get everything asphalt from a single company. More than 2,500 jobs on, it is still run by the same family, with the founder and his nephew splitting the day-to-day.

That matters on your job in a few plain ways. One of the two owners is there while the work is done, so the person who priced it is the person standing behind it. Every phase, from grading the base to painting the last stall line, is handled by our own employees rather than day labor or subcontractors. The number on your written quote is the number you pay. And the site gets swept and cleared before the crew drives away.

We cover the whole of Hillsborough County and take work in Pasco, Hernando and Polk as well, from single driveways up to commercial lots of several hundred spaces. Our crews work Monday through Saturday, which helps when a weekday shutdown would hurt a business.

Why asphalt, and why here

Hillsborough County is a hard place for a paved surface. The ground under most of it is fine sand over limestone, with water sitting closer to the surface than most people realize. From June to September a thunderstorm drops an inch of rain in an hour most afternoons, and the rest of the time the sun cooks anything dark. Asphalt handles that well when it is put down properly, because it flexes as the ground moves and can be patched in a morning. Put down badly, it ruts, cracks and holds puddles within a couple of summers. We set up this company to do the first kind.

What a proper base means to us

The surface you see is the last two inches. Underneath, a driveway that lasts sits on four to six inches of compacted limerock or recycled concrete, shaped so water leaves the slab instead of soaking in. Most of the failures we are called to fix trace back to that layer: a base that was never compacted, laid on organic soil, or graded flat so the rain had nowhere to go. That is why every estimate starts with a look at drainage and a probe of the existing base, and why we will not lay an overlay on a base that has already given up.

A typical week

Mornings start early for a reason. Hot-mix asphalt arrives from the plant at around 300°F and has to be spread and rolled while it is still workable, so in summer we aim to have the mat down before the midday heat and the afternoon storms. A residential driveway is normally one day of tear-out and base work and one day of paving. Parking lots are planned in phases, often across evenings or a weekend, so the property never loses all of its entrances at once. Sealcoating and striping fill the gaps in between, and they need two dry days in a row, which in August takes some forecasting.

The people we work for

  • Homeowners in neighborhoods like Seminole Heights, Carrollwood and Westchase, replacing a driveway that has cracked through or a gravel drive they are tired of raking.
  • HOAs and property managers with private roads, gated entries and amenity lots that need a maintenance schedule rather than a one-off fix.
  • Small businesses and churches whose lot is the first thing customers see and the first thing an insurer notices when someone trips.
  • Rural landowners east of I-75 and north toward Lutz, where a long drive takes a beating from trucks and equipment.

Things we won't do

  • Knock on your door because we "have leftover asphalt from a job down the street." That pitch is a known Florida scam, and real paving is never priced that way.
  • Pave over a failing base and call it a new driveway.
  • Ask for most of the money up front.
  • Leave the paperwork to you when the work crosses into a public right-of-way.
  • Seal a driveway the day before rain is forecast to save ourselves a trip.

Permits and paperwork

Inside the City of Tampa, a new or reconfigured driveway, and anything touching the apron between your property line and the street, goes through the city's right-of-way permit process, which the city says takes about twelve to fifteen business days to review. Unincorporated parts of the county, including Brandon, Riverview and Lutz, are handled by Hillsborough County instead, and Temple Terrace and Plant City run their own offices. We confirm which one applies to your address before we book a date, so the schedule is honest.

How to start

If you already know what you want, each service has its own page: driveway paving, parking lot paving, asphalt repair and resurfacing, sealcoating and parking lot striping. If you want numbers before anything else, the Tampa paving price guide lays out the ranges we work from. Or call (813) 761-0999 and tell us about the surface.

Questions about us

Do you subcontract the paving?

No. The estimate, base work, paving, sealcoating, striping and clean-up are all done by our own crew. If a job also needs something outside asphalt, such as a new concrete curb or storm drain, that trade is named on your quote before you sign.

Will you tell me if I don't need new asphalt?

Yes. Plenty of the driveways we look at need crack filling and a sealcoat rather than a repave. We price what the pavement actually needs and explain why.

How do I check a paving contractor in Florida?

Ask for proof of general liability insurance and, for work in the public right-of-way, confirm who is pulling the permit. Florida contractor licenses can be searched by name at myfloridalicense.com, and Hillsborough County lists local registrations through its development services office.
