Asphalt drive running past a row of houses with garage doors

Short answer: a new asphalt driveway in Tampa costs an estimated $4.50–$8.00 per square foot for the base and asphalt. Removing an old driveway adds about $1.00–$1.50 per square foot, which puts a typical two-car tear-out and repave of 600 square feet at about $3,300–$5,700. We dig out the old surface, build and compact a limerock base, pave two to three inches of hot asphalt and hand-finish the edges at the garage, lawn and street.

When a driveway needs replacing, not patching

Cracks on their own are not a reason to repave. A driveway is due for replacement when the damage has reached the layer underneath. The signs are easy to spot once you know them:

  • Alligator cracking: a pattern of small connected cracks, like scales, usually where tires run. It means the base has lost its strength.
  • Dips and ruts that hold water after a storm, or a low spot that stays wet for a day.
  • Root heave from a laurel oak or a palm planted too close, lifting a ridge across the drive.
  • Edges breaking off into the lawn because the drive was never given a firm shoulder.
  • Old patches failing faster than they can be redone.

If what you see is mostly surface wear, fading and a few hairline cracks, an overlay or a sealcoat will cost a fraction of a replacement.

How we build a driveway

  1. Measure and mark. We measure on site, mark the lines and agree any widening or changes with you before the quote is final.
  2. Remove the old surface. Asphalt, concrete or shell is broken out and hauled to a recycler.
  3. Fix the subgrade. Soft spots, roots and organic soil are dug out and replaced with clean fill.
  4. Build the base. Four to six inches of limerock or recycled concrete is spread, shaped to fall away from the house and compacted with a vibratory roller.
  5. Pave. Hot asphalt goes down two to three inches thick and is rolled while it is still hot, with a tapered joint where the drive meets the street.
  6. Finish. Edges are tamped and squared, the site is cleaned and we tell you when it is safe to drive on.

Built for a Tampa summer

Fresh asphalt stays soft for weeks when the surface temperature passes 140°F, which a black driveway in July does by noon. For the first month, avoid parking in the same spot every day, turning the steering wheel while the car is stationary, and setting kickstands or trailer jacks on it without a board underneath. These marks are cosmetic and usually even out, but they are easy to avoid. We also slope every drive at least one percent so the afternoon downpour leaves it within minutes; standing water is the quickest way to shorten its life.

Gravel and shell drives

Older lots around Tampa, especially on acreage out toward Lutz and Plant City, still have crushed shell or limerock driveways. These convert well: the existing stone is often sound enough to regrade, top up and compact as the base, which lowers the cost compared with starting from bare sand. We check it with a probe first and tell you how much can stay.

Permits for driveway work

The apron between your property line and the road is usually public right-of-way. Inside Tampa city limits that means a right-of-way permit; elsewhere it is the county or your own city. We file it, include the fee at cost in the quote and build the review time into the schedule.

Questions

Is asphalt or concrete better for a Tampa driveway?

Both work here. Asphalt costs less to install, is quicker to put down and easier to patch, and it shrugs off small ground movement. Concrete lasts longer with less upkeep but costs more and cracks rather than flexes. On sandy lots under big oaks, asphalt's flexibility is often the deciding point.

How long does a new asphalt driveway last in Florida?

Twenty years or more is realistic with a proper base, good drainage and a sealcoat every two to three years. Driveways that fail early usually have a thin or soft base, or water standing at one edge.

Will the paving trucks damage my lawn?

We plan the route in before we start, lay boards where trucks have to cross grass, and keep the heavy equipment on the drive itself. Any ruts we cause are raked out before we leave.
