Short answer: sealcoating a typical Tampa driveway costs an estimated $250–$450, and parking lots run about $0.15–$0.30 per square foot. Asphalt here should be resealed every two to three years, because the Florida sun breaks down the binder that holds it together faster than in cooler climates.
What sealcoat actually does
Asphalt is stone held together by a black, oil-based binder. Ultraviolet light oxidizes that binder, turning the surface gray and brittle, and once it is brittle, water and traffic start pulling stones loose. Sealcoat is a thin protective layer that takes the sun, rain and oil drips instead of the asphalt underneath. It does not add strength, but it slows the aging that eventually leads to cracking and potholes, which is why it is the cheapest maintenance a paved surface can get.
Signs it's time
- The surface has faded from black to gray.
- You can see individual stones sticking up above the surface.
- Hairline cracks are appearing, especially along the edges.
- Oil and fuel stains are soaking in rather than sitting on top.
- Water darkens the surface for a long time after rain instead of beading.
Our process
- Clean. Leaves, sand and dirt are blown and swept off, and edges are trimmed back where grass has crept over.
- Treat stains. Oil spots are scrubbed and primed so the sealer bonds instead of peeling.
- Fill cracks. Cracks over about a quarter inch get hot rubberized filler; anything worse is patched first.
- Two coats. We apply two coats of sealer with sand mixed in for grip, by squeegee on driveways and by spray on larger lots.
- Close off and cure. The area is barricaded until it is ready for traffic.
Timing around Tampa weather
Sealer needs a dry surface, temperatures above about 50°F and several dry hours to set. In the rainy season that usually means an early-morning start so the job is done well before the afternoon storms, and we will move your date rather than seal on a day with a high chance of rain. Late fall through spring is the easiest stretch, with drier air and shorter cure times.
On commercial lots
For businesses and HOAs we seal the lot in halves or sections so part of it stays open, then restripe immediately afterwards, since sealer covers the old lines. Doing both in one visit costs less than two separate mobilizations and gets the lot back to full use faster.
Two things we won't do
We won't seal a driveway that is less than about three months old, and we won't use a single thin coat to win on price. One coat of a watered-down product looks fine for a few weeks and is gone by the next summer.

Questions
How long before I can drive on a sealcoated driveway?
Plan on 24 hours before driving on it and four to eight hours before walking on it, longer if the day is humid or overcast. We put a barrier across the end of the drive and tell you when it is ready.
Can I sealcoat a brand-new driveway?
Not straight away. New asphalt needs time to cure, so we wait at least 90 days, and in cooler months closer to six. Sealing too early traps the oils that need to escape.
Does sealcoating fix cracks?
It fills hairline cracks and slows new ones, but it does not repair structural damage. Wider cracks are filled first with hot rubberized sealant, and potholes are patched before any sealer goes on.
