Paving in Riverview: we pave, patch, sealcoat and stripe HOA roads, amenity lots and commercial parking, and we pave driveways on Riverview homes and rural lots. Estimates are free, and lot resurfacing here typically runs an estimated $2.50–$5.00 per square foot.
A different kind of paving demand
Riverview has been one of the fastest-growing parts of Hillsborough County for twenty years, and most of its newer homes went up in master-planned communities like Panther Trace, Summerfield, South Fork and Waterleaf. Many of those subdivisions came with concrete driveways, so in Riverview a large share of our asphalt work is the pavement around the homes rather than in front of them: community roads, gated entries, clubhouse and pool lots, and the retail centers that grew up along Big Bend Road, Boyette Road and US-301.
The other Riverview is older and more rural. Off Balm-Riverview Road and along the river there are acreage properties with long limerock or shell drives that wash out every summer. Paving one of those is a different job from a subdivision driveway: longer, often with a turnaround, and planned around trucks, trailers and equipment.
Our services in Riverview
Building on low, wet ground
Much of Riverview sits low and flat, and the water table rises sharply in the rainy season. New pavement laid over saturated ground loses support as soon as the soil dries and settles, so we test the subgrade before paving and wait out a wet spell rather than pave into it. On community roads we also check that inlets and curbs still sit at the right height; years of overlays without milling can leave the road crown higher than the gutters.
Working with boards and managers
HOA and CDD boards need numbers they can put in a reserve study, and residents need to know when their street closes. We give boards a written condition report and a phased plan with costs by year, and we provide notices for each phase so management can tell residents in advance.
About prices: Figures quoted for Riverview are planning estimates, reviewed October 8, 2026, and the final cost follows a site survey and written proposal. The full list is in our paving price guide.
Riverview paving questions
Do you work on community roads that the county doesn't maintain?
Yes. Many Riverview subdivisions have private roads owned by the HOA or CDD. We assess them, prepare a multi-year maintenance plan and pave or patch in phases so residents keep access to their homes.
Is paving harder near the Alafia River?
Ground near the river and low-lying ponds can stay wet longer, so we check the subgrade carefully and avoid paving over saturated soil. It sometimes means a deeper base, which we show on the quote.
